As you would expect, a mold inspection is a thorough search of your home or business to find out whether mold is growing, where it is, and what encouraged its growth. Because of this, it will involve finding the actual mold and searching for water problems; after all, mold tends to grow in humid or moist areas.

• Who Performs the Inspections? Technically, many professionals can perform a mold inspection, but they are typically done by a mold inspector. This licensed professional has specific training to find mold in even the smallest quantities or most hidden areas.
• Finding Evidence of Former Mold- The main goal of a mold inspection is to figure out whether mold is present and has ever been present on the property. If the inspector finds evidence of past mold, but there isn’t any now, that doesn’t mean you are in the clear. Instead, it indicates that a water problem exists somewhere on your property and encourages mold growth. Even if the mold is no longer present, it can still affect people who are sensitive, such as those with allergies.
• Finding Current Mold- The mold inspection will also obviously look for any current mold growth. This involves looking around the entire home or business, including within the building itself and even between the walls. The inspection will involve entering crawlspaces to check for the growth of this problem and any related structural issues.
• Finding Moisture- In addition to looking for mold, the inspection will also search for areas of moisture. That is because even if mold isn’t present, damp areas encourage mold growth and can lead to it developing in the future.
